Roof Condition Is Underwriting Information. We Put It in Writing.

Age, material, condition, remaining life — the roof drives more eligibility and renewal decisions than any other part of the structure, and it’s the part nobody can see from the street. Mars Roofers is a licensed roofing contractor (CSLB #1138550) that documents roofs for underwriting files: on-roof inspections, photo-documented condition reports, and certifications, for single properties and whole portfolios.

The Risk You Can’t See From The Street

An underwriting file usually knows a roof’s age from a permit record or a policyholder’s memory, and its condition from a drive-by photo. Neither one tells you what decides the risk: whether the underlayment still has life, whether the flashing is sound, whether the covering has five years left or fifteen. Roofs that look identical from the curb can be a decade apart in remaining life — and the difference shows up later as claims. Our job is to replace estimates and assumptions with an on-roof record: what the roof actually is, what shape it’s in, and how much service life it has left, documented property by property.

What We Provide Underwriting

Roof condition reports built for the file

Each report documents the covering type and system, age indicators, condition findings, an estimate of remaining service life with the reasoning shown, and photographs of the covering, flashing, penetrations, and deficiencies. It’s written to be read by an underwriter, not a roofer — plain language, evidence attached.

Pre-bind inspections

When a new policy shouldn’t bind until the roof’s condition is known, we inspect and report before the decision, so eligibility, pricing, and any repair conditions rest on documentation instead of declarations.

Renewal inspections

Books age, and roofs age faster. Renewal inspections verify that the roof on the policy is still the roof that was underwritten — or document that it isn’t, with the condition change, the remaining life, and the repair scope that would bring it back.

NRCIA certification inspections

When the file requires a certification rather than a condition report, NRCIA certification inspections are performed here at Mars Roofers, and the certifications are issued through our sister company, Get Your Roof Certified, which handles certification work day-to-day.

Estimates tied to the findings

A condition report that finds a problem creates a next question: what does fixing it cost? Because we’re the contractor, the report can come with a written line-item repair or replacement estimate attached — the same format as our sample estimates — so remediation conditions are priced, not guessed.

Portfolio And Program Work

Single-property documentation is where it starts; programs are where it pays off. We run multi-property inspection programs for books of business, HOA master policies, and multi-family portfolios: a coordinated schedule across the properties, one report per roof in a consistent format, and a combined summary your underwriting team can work from — the roofs that are fine, the roofs on watch, and the roofs that need conditions. Portfolio inspections are scoped per property list; our home and commercial roof inspections page describes the commercial inspection itself. Call 310.880.9718 with the property list and we’ll scope the program.

Underwriting Is Not Claims

This page is about risk before the loss: eligibility, renewals, certifications, portfolio condition. If your need is on the claims side — storm and leak damage documentation, measurements, repair-versus-replace analysis, supplement packages for a specific claim — that’s a different workflow, and it has its own page: For Insurance Adjusters. Same contractor, same documentation standard, different file.

How It Works

  1. Send the property — or the property list — Call 310.880.9718 or email brett@marsx.construction with the address and what the underwriting file needs: a condition report, a pre-bind inspection, a renewal check, or a certification.
  2. We get on the roof — A scheduled on-roof inspection with photographs and measurements of the covering, flashing, penetrations, valleys, and drainage.
  3. The file gets its documentation — A photo-documented condition report with age indicators and a remaining-service-life estimate — plus a written contractor estimate for any remediation the findings call for.
  4. Conditions get closed — If underwriting conditions the policy on roof work, we perform it — repair or replacement by the same licensed contractor — and document the completed work for the file.

More For Pros

On the transaction side of the industry, we support home and commercial inspectors, lenders, contractors, and realtors. Property owners and managers start with roof inspections or the combined home and commercial roof inspections page.

FAQ

What’s in a condition report, exactly?

Covering type and system, approximate age indicators, the condition of the covering, underlayment indicators, flashing, valleys, vents and penetrations, drainage and ponding, photo documentation of every deficiency, and a remaining-service-life estimate with the reasoning behind it. Everything an underwriter needs to see the roof without climbing on it.

Can you handle volume — a book of business, not one roof?

Yes. Portfolio programs are scheduled as one engagement: a coordinated inspection plan across the property list, a consistent report format per roof, and a combined summary. Send the list and we’ll scope it — pricing is per program, quoted up front before any roof is climbed.

Do you issue the certification, or just the inspection?

Both paths start here. NRCIA certification inspections are performed at Mars Roofers; the certification reports themselves are issued through our sister company, Get Your Roof Certified. Tell us the file requires a certification and we’ll route it correctly from the first call.

How much does an underwriting inspection cost?

Residential inspection options are flat-fee: a standard inspection at $300, an NRCIA certification inspection at $450, and $750 for large or complex roofs. Commercial and portfolio work is priced by the property list — size, access, and number of roofs — and quoted up front.

What areas do you cover?

Orange County is home base, with service across Los Angeles, Riverside, and San Bernardino counties. For portfolio work near the edge of that footprint, send the list — we’ll tell you straight what we can cover.
