Down to the Deck. Back Up Right.
A tear-off is the moment of truth for any roof — it’s the only time you can actually see the deck, the underlayment, and every mistake the last installer left behind. We treat it that way: full removal, honest deck inspection, and a new system built on a sound foundation.

Why Tear Off Instead Of Roofing Over
- You can see the deck — Rot, delamination, and bad prior repairs hide under a layover. A tear-off exposes them while they’re cheap to fix.
- Weight — Every layer adds load your framing carries forever. California homes were not designed for three roofs.
- The details reset — Flashing, valleys, and vents get done new instead of being buried and adapted.
- It’s often required — Many jurisdictions and manufacturers limit or prohibit layovers, and a layover can complicate a sale when a certification is requested.
The Process
- Protect — Landscaping, siding, and the property below the work get protected before the first tile or shingle comes off.
- Remove — Old material and underlayment off, debris out the same day. Your property shouldn’t look like a demo site at dinner.
- Inspect and repair the deck — Every sheet checked. Damaged decking replaced and photographed so you see exactly what was found and fixed.
- Dry in — New underlayment and flashing installed — the home is weather-tight at the end of every workday.
- Install and walk through — Finish material installed to manufacturer spec, then a final walkthrough with photos for your records.
Tile Lift-And-Relay
On tile roofs, the tile itself often outlasts the underlayment beneath it by decades. In a lift-and-relay, we carefully remove and stack your existing tile, replace the failed underlayment and flashing, then re-lay the tile — replacing broken pieces as we go. It’s the right answer for a large share of Southern California tile roofs. Details on our tile roofs page.
