Know What Your Roof Actually Is — Before You Guess.
A real inspection, on the roof, with photos and a written report — not a sales pitch with a ladder. Whether you’re maintaining a home, buying one, or deciding between repair and replacement, this is where the honest answer starts.

Inspection Options
Standard roof inspection — $300
On-roof inspection of the covering, underlayment indicators, flashing, penetrations, valleys, and drainage, with a photo-documented condition report and straightforward recommendations: repair, maintain, or plan for replacement.
NRCIA certification inspection — $450
Inspection performed to NRCIA standards for a roof certification — the document real estate transactions ask for. If the roof qualifies, the certification can be issued; if it doesn’t, your report itemizes exactly what stands in the way. Certifications for escrow are handled day-to-day by our sister company, Get Your Roof Certified.
Large or complex roofs — $750
Steep pitches, tile systems, large footprints (roughly 2,500+ sq ft of roof area), and multi-structure properties take more time on the roof and in the report. Priced accordingly, quoted up front.
What The Report Covers
- Roof covering type, approximate age indicators, and remaining service life estimate
- Underlayment condition indicators (the layer that decides tile and flat roof life)
- Flashing, valleys, vents, and penetrations — where leaks actually start
- Drainage, ponding, and gutter condition
- Photo documentation of every deficiency, with locations
- A plain-language recommendation: monitor, repair, or replace — with the reasoning shown
Who This Is For
- Homeowners deciding between repair and replacement with real information
- Buyers who want the roof’s truth before the contingency clock runs out
- Sellers and agents who need the roof question answered before it becomes the deal’s problem — for the certification itself, start with Get Your Roof Certified
- Property managers documenting roof condition across a portfolio
And When The Report Says “Repair” Or “Replace”?
That’s us too. Mars Roofers is the contractor side — if your inspection turns up work, we can quote it, do it, and document it. Inspection and escrow repairs are a core part of what we do; see roof repair and roof replacement.
