For Home & Commercial Inspectors

Your Report Is Only as Strong as Its Roof Section.

You inspect the whole property — but the roof is the one system you often can’t fully see, can’t safely walk, and can’t price, and it’s the section of your report everyone argues about later. Mars Roofers is the licensed roofing contractor (CSLB #1138550) behind your roof findings: on-roof evaluations, photo-documented condition and remaining-life assessments, and written estimates your clients can act on.

The Hardest Line In Your Report

A general inspection covers hundreds of items, and most of them sit at eye level. The roof doesn’t. From the ground you can tell a roof is old. You can’t see the underlayment letting go under the tile, the flashing that failed two valleys over, or whether the covering has two years of life left or ten. So the report hedges, the client hears risk, and the buyer, seller, or building owner comes back to you for an answer you were never equipped to give. That’s the gap we fill: when your inspection flags the roof, we get on it, document it, and price it, and a licensed contractor’s findings stand next to yours in the file.

What We Do For Inspectors

On-roof evaluations when your inspection flags the roof

When your report recommends further evaluation by a licensed roofer, we’re that roofer. We walk the roof and document the details a ground-level inspection can’t reach: underlayment condition indicators, flashing, valleys, vents, penetrations, and drainage — findings you can point to.

Photo-documented condition and remaining-life assessments

Every evaluation comes back as a written condition report with photographs: covering type, age indicators, deficiency photos with locations, and a straight estimate of remaining service life, with the reasoning shown. It’s what your client needs to decide, negotiate, or budget.

Written estimates that attach to the transaction file

A flagged roof creates a money question a guess won’t settle. We price the repair or the replacement in writing, line by line, in the same format as the sample estimates on this site — a fixed contractor’s number that agents, buyers, sellers, and owners can negotiate from.

The certification route, when the deal needs a cert

Some files don’t close on a condition report; they need a roof certification. NRCIA certification inspections are performed here at Mars Roofers, and the certifications themselves are issued through our sister company, Get Your Roof Certified. One call starts either path.

Roof sections for commercial property condition assessments

Same problem, bigger scale: the roof is usually the largest single capital item in a commercial assessment. We supply the roof section — on-roof condition, remaining life, and a capital number for the report — across Orange, Los Angeles, Riverside, and San Bernardino counties. Detail is on our home and commercial roof inspections page.

The Calls We Get From Inspectors

Pre-listing flags

Your pre-listing report flags the roof. We evaluate it before the questions start, so the listing carries the roof’s condition, remaining life, and repair price documented.

Buyer-inspection roof calls

Your buyer’s inspection found the stains, the cracked tile, the soft spot at the eave. With the contingency clock running, both sides need a roofer’s answer, not an inspector’s caveat — we get on the roof and put the answer, and the price, in writing.

Commercial property condition assessments

You’re assessing a warehouse, a retail center, or an HOA community, and the roof section will drive the capital plan. We document the system, its remaining life, and the repair-versus-replacement math.

Deferred-maintenance documentation

Owners and managers need the backlog documented before it becomes a leak: what’s failing, what’s monitorable, and what it costs to fix, in priority order, ready to budget against.

Why A Contractor, Not Another Inspector

An inspector can describe a roof. A contractor has to stand behind the description with a price — because we repair and replace the roofs we evaluate, our numbers have to survive the actual job. If we say a valley repair solves it, we’re the ones who come back if it doesn’t. That’s the difference between an opinion and a document a transaction can rely on.

How It Works

  1. Send us the address and your finding — Call 310.880.9718 or email brett@marsx.construction with the property address and what your inspection flagged. Tell us the file’s deadline.
  2. We get on the roof — A scheduled on-roof evaluation: measurements, photographs of the covering, flashing, penetrations, valleys, and drainage.
  3. You get it in writing — A photo-documented condition report with a remaining-life call, plus a written line-item estimate for any work the roof needs — formatted for the transaction or assessment file.
  4. The work, if it’s ordered, is ours — Repairs or replacement by the same licensed contractor who evaluated the roof, documented again when done.

FAQ

Do you replace our inspection, or support it?

Support it. Your inspection and report stay yours. We evaluate the one system your report flags for a specialist — the roof — and our contractor documentation attaches to your file. Your client gets a complete picture.

Who orders the evaluation, and who pays?

Whoever needs the answer — the buyer, the seller, the agent, the property owner, or you on their behalf. Flat fees: a standard inspection at $300, an NRCIA certification inspection at $450, and $750 for large or complex roofs. The report and estimate go to whoever ordered them.

Can you meet a contingency or closing deadline?

Transaction work is scheduled around contingency and closing windows. Give us the address and the date, and we’ll tell you straight on the first call whether we can make it. If we can’t, you’ll hear it immediately — not the day before the deadline.

Do you issue the roof certification yourself?

Certification inspections are performed to NRCIA standards here. The certification reports are issued through our sister company, Get Your Roof Certified. One call connects both — you don’t have to pick a door.

What areas do you cover?

Orange County is home base, and we evaluate roofs across Los Angeles, Riverside, and San Bernardino counties. Outside that footprint? Call anyway — we’ll tell you right away if we can’t cover it.

Flag the Roof. We’ll Get On It.

Call 310.880.9718 or email brett@marsx.construction with the address and what your inspection found — we’ll take the roof section from there.
