Home & Commercial Roof Inspections

One Roofing Crew for the House and the Whole Building.

Mars Roofers is a licensed roofing contractor (CSLB #1138550) that inspects both sides of the market — the family home and the commercial building. Every inspection is on the roof, never from the curb: photo-documented findings, a straight call on remaining life, and, when work is needed, a contractor’s written estimate for fixing it.

Two Tracks, One Standard

A leaking warehouse and a leaking bungalow fail for the same short list of reasons: tired seams, dead flashing, ponding water, and underlayment past its life. What changes is the scale, the paperwork, and who has to act on the answer. We run both tracks the same way — get up there, document everything, and put the findings and the fix in writing.

For homes

Three flat-fee options, answered in one visit. A standard roof inspection is $300: on-roof, with a photo-documented condition report and a plain recommendation — repair, maintain, or plan for replacement. An NRCIA certification inspection is $450, performed to certification standards for the transactions that ask for one. Large or complex roofs — steep, tile, roughly 2,500+ sq ft, or multi-structure — are $750, quoted up front. Homeowners, buyers, and sellers start here; full detail is on our roof inspections page.

For commercial properties

Warehouses, retail centers, industrial buildings, offices, and HOA and multi-family communities. We inspect flat and low-slope systems — TPO and other single-ply membranes — plus commercial tile and metal. The inspection covers the field of the roof and the details that decide its life: seams, flashing, parapet caps, penetrations, drainage, and ponding water, all documented with photos. You get a remaining-service-life estimate and a capital plan: what to repair now, what to monitor, and what to budget for replacement — backed by a written contractor estimate, not a consultant’s guess. Owners, property managers, HOAs, buyers in due diligence, and anyone whose lender or insurer needs the roof’s condition in writing all start with the same call. Commercial inspections are priced by roof size, access, and complexity — call 310.880.9718 for a quote on your property.

What Every Report Includes

  • Roof covering type and system, with approximate age indicators
  • A remaining service life estimate, with the reasoning shown
  • Underlayment condition indicators — the layer that decides tile and flat roof life
  • Seams, flashing, valleys, parapet caps, vents, and penetrations — where leaks actually start
  • Drainage, ponding water, and gutter condition
  • Photo documentation of every deficiency, with locations marked
  • A plain-language recommendation: repair now, monitor, or budget for replacement

How It Works

  1. Call with the address — 310.880.9718 or brett@marsx.construction. Tell us the property type and what the report has to answer: a purchase, a refinance, an insurance renewal, a reserve plan, or a leak nobody can find.
  2. We get on the roof — A scheduled on-roof inspection with measurements and photographs of the covering, seams, flashing, penetrations, and drainage.
  3. You get the report — Photo-documented findings with a remaining-service-life call you can hand to a buyer, a board, a lender, or an insurer.
  4. The work, if it’s needed, is already priced — A written contractor estimate for whatever the report calls for, and scheduling built around your timeline: a closing date, a budget cycle, or the rainy season.

FAQ

Do you inspect flat and commercial roofs?

Yes. Flat and low-slope systems — TPO and other single-ply membranes — are core commercial work for us, along with commercial tile and metal. The same crews that replace commercial roofs inspect them, so the report comes from people who know how these systems fail and what the repairs actually cost.

Can you inspect multiple buildings, or a whole HOA?

Yes. Multi-building properties and HOA communities are scheduled as a portfolio: one coordinated plan, a report for each roof, and a combined summary your board or asset manager can budget from. Call 310.880.9718 with the property list and we’ll scope it.

Will the report satisfy a lender or insurer?

The report is a photo-documented condition report with age indicators and a remaining-life estimate — the documentation lenders and insurers ask for. When a formal roof certification is required, NRCIA certification inspections are performed here at Mars Roofers, and the certifications themselves are issued through our sister company, Get Your Roof Certified.

How is a commercial inspection priced?

By the roof: its size, how it’s accessed, and how complex the system is. There’s no flat commercial rate because a small retail roof and a warehouse roof are different amounts of work. Call with the address and we’ll quote the inspection up front — and the report and written estimate that follow are part of the same engagement.
