The Roof Shouldn’t Be the Reason Your Deal Stalls.

Mars Roofers is a licensed roofing contractor (CSLB #1138550) that works the way escrow does: a real inspection, a written number both sides can use, and repairs scheduled around your closing date — for agents, buyers, sellers, and the escrow officers keeping everyone calm.

Built For Transactions

Most roof problems in a transaction aren’t really roof problems. They’re information problems: a home inspector’s cautious wording, a buyer imagining a worst-case replacement, a seller who swears the roof is “fine.” We’re the contractor who replaces all of that with photographs, a condition report, and a real price — so the roof becomes a line item in the negotiation instead of the reason the deal dies.

What Your Transaction Gets

Fast roof inspections

Three flat-fee options: a standard inspection at $300 with a photo-documented condition report, an NRCIA certification inspection at $450, and $750 for large or complex roofs. Full details on our roof inspections page.

Written estimates both sides can negotiate from

A flagged roof needs a contractor’s real number, not a guess. We put repair and replacement pricing in writing, in the same format as the sample estimates on this site — a page that also carries real HOVER measurement reports, so both sides can see exactly how the roof was measured and priced.

Repairs and replacements on escrow timelines

From a leaking valley fixed before the re-inspection to a full tear-off and re-roof sequenced between contingency removal and closing, it’s one licensed contractor doing the work and documenting it for the file.

Certification, handled

When the transaction needs a roof certification, the NRCIA inspection happens here — and certification reports are handled day-to-day by our sister company, Get Your Roof Certified. One call starts either path.

Three Moments Every Agent Recognizes

Pre-listing

List with the roof already answered. We inspect before the home hits the market, fix what’s fixable, and hand you a report and photos you can put in front of buyers with confidence — no surprises waiting at their inspection.

The buyer’s inspection flagged the roof

Now the contingency clock is running and everyone is negotiating against a worst case nobody has priced. We get on the roof, document what’s actually wrong, and give both sides a written contractor’s number — fear becomes a credit request with a dollar figure attached.

A lender or insurer is demanding roof condition

When underwriting wants the roof’s age, condition, or remaining life documented before they’ll fund or bind, our photo report answers it — and if a certification is what’s required, we route you straight to the certification path.

How It Works

  1. Send us the address — Call 310.880.9718 or email brett@marsx.construction with the property address and what the transaction needs: inspection, estimate, repair, or certification.
  2. We get on the roof — An on-roof inspection with photographs of the covering, flashing, penetrations, valleys, and drainage, scheduled around your contingency window.
  3. You get it in writing — A photo-documented report plus a written estimate for any work the roof needs, in a format agents, sellers, buyers, and escrow can all work from.
  4. Work is scheduled around the closing date — Repairs or replacement are sequenced to the transaction, completed and documented so the file closes clean.

FAQ

How fast can you get out to a property?

We schedule transaction work around contingency and closing windows — that’s the point of this page. Call with the address and your deadline and we’ll tell you straight whether we can meet it. If we can’t, you’ll hear that on the first call, not the day before your contingency expires.

Who orders the inspection, and who pays?

Whoever needs the answer — seller, buyer, or agent. Sellers order pre-listing inspections, buyers order them inside their contingency period, and agents order them to get a real number on a flagged roof. Whoever orders it pays our flat fee, and the report and estimate belong to them — shareable with the other side for negotiation.

Do you issue roof certifications?

The inspections behind certifications are performed to NRCIA standards here at Mars Roofers. The certification reports themselves are issued through our sister company, Get Your Roof Certified, which handles escrow certifications day-to-day. Start on whichever site you land on — one call connects both.

What areas do you cover for transaction work?

Orange County first — that’s home base — and we serve transactions across Los Angeles, Riverside, and San Bernardino counties as well. If a property sits outside that footprint, call anyway; if we can’t cover it, we’ll tell you immediately.

Send Us the Address — We’ll Take the Roof Off Your Problem List.
