Roof Cost Guide

What a Roof Actually Costs — and What Decides It.

We publish the prices we can publish, and explain the ones nobody honest can quote from a webpage. Here’s how roof pricing really works in Southern California in 2026 — and how to read any roofer’s number, including ours.

Want a Number Right Now?

Our 60-second estimator turns your roof type, size, and pitch into a ballpark range — built on the same pricing structure as our written proposals, no phone call required to see it.

The Prices That Are Fixed

Standard roof inspection — $300

On-roof inspection with a photo-documented condition report. Same price for most homes.

NRCIA certification inspection — $450

The inspection behind a roof certification for a real estate transaction, performed to NRCIA standards. (Most escrow certifications are booked through our sister company, Get Your Roof Certified.)

Large or complex roofs — $750

Steep pitch, tile systems, large roof area (roughly 2,500+ sq ft), or multiple structures. Quoted up front, never discovered later.

Why Replacement And Repair Don’t Have A Webpage Price

Any roofer who quotes your replacement from a satellite photo and a price-per-square chart is guessing with your money. The number depends on things that can only be known on the roof and under it:

Roof size and complexity

Squares (100 sq ft units), pitch, stories, valleys, hips, and penetrations. A simple gable roof and a cut-up roof of the same area are different jobs.

Material

Composition shingle, concrete tile, clay tile, and TPO are different material costs, different labor, and different lifespans. Tile also carries weight and handling realities shingles don’t.

Tear-off scope

One layer or three? Tile lift-and-relay (saving your tile) versus full disposal and new material are fundamentally different jobs.

Deck condition

The wildcard in every tear-off. Rotten decking must be replaced before re-roofing; honest proposals state the per-sheet or allowance terms up front instead of “discovering” it mid-job. Ours do — see sample estimates.

Underlayment and system choices

Standard versus upgraded underlayment, ventilation corrections, and flashing scope all move the number — and all change how long the roof lasts.

Access and logistics

Two-story access, tight side yards, HOA requirements, and permits vary by city across our six counties.

How To Compare Roofing Quotes Without Getting Burned

  1. Compare scope, not totals — Two bids $4,000 apart usually aren’t the same job. Line up underlayment, flashing, deck terms, and ventilation side by side.
  2. Ask what’s excluded — The cheapest bid is often a list of exclusions with a roof attached.
  3. Ask who does the work — Their own crews, or the lowest-bidding sub of the month?
  4. Get the deck terms in writing — How decking is priced if found rotten is the single most abused line in roofing.
  5. Check the license — CSLB lookup takes two minutes. Ours is #1138550: Mars Construction Industries Corp.

Repair Vs. Replace — The Math That Matters

A repair that buys five honest years is money well spent. A repair on a roof with one year left is rent. The right question isn’t “what does it cost?” — it’s “what does it cost per year of roof life I actually get?” Our inspections answer exactly that, with photos. Start with a $300 roof inspection and decide with real numbers.
