Roofs We Work On In Chino
Chino’s housing stock tells two stories. Near downtown along Chino Avenue and Central Avenue, older single-family homes carry composition shingle roofs approaching the end of their service life, along with worn three-tab shingles that no longer shed water the way they once did. In the city’s newer tracts, including The Preserve and the neighborhoods rising toward the Chino Hills border, concrete tile dominates — handsome roofs that last for decades only if the underlayment beneath them stays sound. Many Chino homes fall somewhere in between: mid-century ranch houses with one or two re-roofs already on them, where the layers, valleys, and flashing details tell us more than the shingles on top.
On the older roofs, the work is cracked or curling composition shingles, deteriorated flashing around vents and chimneys, and valleys where debris has trapped moisture against the roofing for years. On tile roofs, the tile itself is rarely the problem — slipped or broken tiles and aging underlayment beneath them cause the leaks we get called for. Flat and low-slope sections over garages and additions are another common trouble spot, where ponding water has had years to work through seams and sealants. We tear off what’s finished, repair what’s sound, and put the difference in writing before you spend anything.

What Drives The Cost In Chino
Chino’s two housing stocks price differently. The older shingle roofs turn on layer count and deck condition — a mid-century ranch with two re-roofs on it hides its deck repairs until tear-off, which is why our proposals state deck terms up front. The tile roofs turn on underlayment scope and tile handling. Size, pitch, and material sit underneath both. For orientation: our published sample estimates run about $749 per square all-in for architectural shingle and about $1,265 for concrete tile. The roof cost guide explains the full factor list, and the roof cost estimator gives you a ballpark in a minute.
Chino sits in the west end of the San Bernardino Valley, where hot summer sun and seasonal Santa Ana winds do most of the slow damage. Intense heat accelerates shingle aging and dries out sealants and flashings, while gusty wind events lift shingle tabs and scatter ridge tile on exposed slopes. Debris from the city’s mature shade trees and old eucalyptus windrows collects in valleys and behind parapets, trapping moisture where it doesn’t belong. Our specifications — ventilation, underlayment grade, fastening patterns — are written for valley heat and valley wind.
Chino Roofing Questions
Should I replace my three-tab shingles with the same thing?
Almost never. Architectural shingle costs modestly more, lasts substantially longer, and handles Chino’s wind and heat better. It’s the standard upgrade on every older Chino tear-off we do, and your proposal will show both numbers if you want the comparison.
My Preserve tile roof is only 20 years old. Why would it need work?
At 20 years the tile is fine — the question is the underlayment and the flashing, which age on a shorter clock, especially under valley heat. An inspection answers it with photos instead of opinions.
