Roof Cost Estimator

Three questions, about sixty seconds, and a ballpark you can actually plan around.

Three questions, about sixty seconds, and a ballpark you can actually plan around — built on the same pricing structure as our written proposals. Pick your roof, and the estimator does the math.

1. What kind of roof?

Pick the material closest to your plan. Every ballpark below includes a full tear-off of the old roof — that’s how we do it, and it’s baked into the numbers.

2. How big is your roof?

Roof area, not floor area — pitch and overhangs add roughly 15–30%. Most single-story homes run 1,200–2,000 sq ft of roof; most two-story homes run 2,000–3,200.

3. How steep / complex?

Low & simple is a walkable roof with one or two planes. Steep or cut-up means multiple planes, valleys, and hips — more labor, more flashing, more time on the roof.

How This Roof Estimator Works

The math is simple, and it’s the same math behind our written proposals. Pick a material and the estimator starts with a per-square-foot rate for a full tear-off and replacement. Your roof size scales it, and the pitch/complexity step adjusts it — a low, simple roof runs about 5% under the base rate; a steep or cut-up roof runs about 15% over, because it takes more labor, more flashing work, and more time. The range shown is ±10% around that number.

The material rates come from real Mars Roofers proposals — the same pricing structure you can read line by line in our sample estimates. The roof cost guide explains every factor that moves a real bid off the ballpark.

A full tear-off is included in every ballpark. Mars almost always tears off rather than roofing over the old roof: a roof-over hides the deck, and the deck is where the surprises live. Tearing off lets us inspect and replace damaged decking, install underlayment on a clean surface, and give you a roof system that was built as one system — not a new roof sitting on an old roof’s problems. Tear-off, hauling, underlayment, flashing, and standard permit costs are all in the number above.

What the ballpark can’t see is your actual roof: how many layers are on it, what the deck looks like underneath, and what your city’s permit office requires. That’s what the inspection is for — and it ends with a fixed written estimate, not a range. Call 310.880.9718 when you’re ready for your roof’s real number.
